A lead is a potential reservation — an inquiry from someone interested in a stay who isn't confirmed yet. Tracking leads lets you follow up consistently, see your pipeline at a glance, and turn prospects into reservations without re-entering their details. This article covers creating a lead, working your pipeline, and converting a lead into a reservation.
Where leads live
Go to CRM → Leads. Leads also appear on the calendar in their own color, so you can see tentative interest alongside confirmed reservations. Your dashboard's Leads & Pipeline widget pulls from here, too.
Create a lead
Go to CRM → Leads and click Add Lead.
Enter the prospect's contact details — name, email, and phone.
Capture what they're interested in: the unit or property, desired dates, and any notes about the inquiry. The departure date must fall after the arrival date.
Note: the only required field is a contact or company. The Sales Rep will be filled out with your name automatically. All other fields are optional, depending on the data you have about the interested party.
Save. The lead appears in your leads list, on the calendar, and in your pipeline.
You can also create a lead straight from the calendar: click and drag across a date range on a unit's row, then choose New Lead in the "What would you like to create?" dialog.
Filter your leads list
The Leads list uses the same filter bar as Invoices, Payments, Contacts, and Reservations. Filter by Assignment, Status, Tags, Created date, and Company in one place. The list opens on Mine / Active unless the page link names other filters. Every filter is stored in the page link, so a filtered view can be bookmarked and shared. The Sales Leads link on a company's detail page opens the Leads list filtered to that company.
Work your pipeline
Use the Leads list to follow up on open inquiries, record communication, and update each lead's stage as it moves toward a reservation. Lead actions are available from the ⋮ menu on each row of the list and as a row of buttons in the lead's detail view.
Convert a lead into a reservation
When a lead is ready, convert it so the contact and inquiry details carry over instead of being retyped.
Open the lead from CRM → Leads.
Use the Convert to reservation action.
Confirm the unit, dates, billing party, and rates in the convert form. The departure date must fall after the arrival date, and the billing party needs an email address. The Convert button stays disabled until the form is complete.
Save. The lead becomes a reservation, and DoorSpot opens the new reservation.
A lead can be converted once. Editing a lead follows the same date rule as creating one.
