Add Property Restrictions & Stay Rules

DoorSpot allows providers to enforce flexible yet controlled stay parameters by applying restrictions to individual units, groups of units, or entire portfolios.

Add property restrictions and stay rules to ensure properties are booked under the right conditions, protecting owners, improving guest experience, and simplifying operations.

Restrictions can be applied to:

  • A single unit

  • A group of units

  • An entire account or portfolio

Restriction options

Availability Blocking

Use Case: Temporarily remove a property from being booked.

Options:

  • Manual blackout dates (e.g., for maintenance or owner use)

  • Linked to calendar events (e.g., holidays, cleaning schedules)

Max Policies

Use Case: Set upper limits for key booking elements to avoid misuse or excessive occupancy.

Options:

  • Max Reservation Duration
    Example: No stay longer than 90 days.

  • Max Pets
    Example: Maximum of 2 pets allowed per unit.

  • Max Guests

    Example: Limit of 4 guests in a 2-bedroom unit.

Minimum Policies

Use Case: Prevent short or non-qualifying bookings by enforcing minimums.

Options:

  • Minimum Reservation Duration
    Example: Minimum 30-night stay for corporate compliance.

  • Minimum Guest Count (optional or used for group policies)
    Example: Minimum 2 guests for group reservations.

  • Pet Requirement (optional)

    Example: Only bookable if no pets are included (pet-free unit)

Stay Conditions

Use Case: Control arrival and departure rules based on days of the week.

Options:

  • Check-In Day Rule
    Example: Check-ins only allowed Monday through Friday.

  • Check-Out Day Rule
    Example: Check-outs must occur on weekdays to align with cleaning staff schedules.

These settings reduce operational conflicts and help align with staffing, cleaning windows, and other logistics.

Recurring Rules

Use Case: Apply repeatable patterns to automate booking logic.

Options:

  • Recurring Check-In or Check-Out Intervals

    • Example: Allow check-ins every 2nd Friday of the month only.

    • Example: Prevent back-to-back reservations on weekends by blocking Sundays as check-in/out days.

These can be especially useful for:

  • Managing shared cleaning crews

  • Coordinating with long-term corporate partners

  • Avoiding bottlenecks in multi-unit buildings
